UAE Golden Visa
Property-file support for buyers applying for a 10-year UAE Golden Visa through Dubai real estate, from Title Deed and Oqood checks to DLD Cube submission.
Buyers who own one or more residential properties in Dubai worth AED 2,000,000 or more can apply for the renewable 10-year UAE Golden Visa through the Dubai Land Department (DLD Cube). We help you prepare the property file—whether you are buying a ready home with a Title Deed, an off-plan unit registered on Oqood, or combining multiple properties under your name.
Under current DLD and GDRFA rules, mortgaged properties also qualify if the property value on the Title Deed or official DLD Valuation Certificate is at least AED 2,000,000 and the lending bank issues a No-Objection Certificate (NOC) in Arabic. Married couples co-owning a property can also apply together using a MOFA-attested marriage certificate.
Final residency approval always sits with the Dubai Land Department, GDRFA, and ICP at the time of submission. Our role is to make sure your property selection, Title Deed or Oqood registration, bank or developer letters, and family paperwork are complete before you book your appointment.

How it works
-
1
Share the property details
Send us the unit you are buying—or the existing Title Deeds and Oqood certificates you already hold—so we can check how the file stands against the AED 2,000,000 threshold.
-
2
Collect the required property letters
We list and help you obtain the exact supporting documents needed for your case, including the digital Title Deed, Oqood, DLD Valuation Certificate, Bank NOC, or Developer SOA.
-
3
Submit at DLD Cube
Once your passport, UAE health insurance, and property records are ready, the application is filed through DLD Cube for initial check (~AED 9,885 government fee for a 10-year visa).
-
4
Medical exam, biometrics & Emirates ID
You complete the medical fitness test and biometric fingerprinting in Dubai, after which GDRFA and ICP issue your 10-year residency permit and Emirates ID.
