Property Sales Services
Buyer representation for off-plan and ready property in Dubai, from the shortlist and payment plan review through reservation, title transfer, and handover.
Foreign nationals—both UAE residents and overseas buyers—can purchase 100% freehold property across Dubai's designated freehold zones under Law No. 7 of 2006. We represent you on the buy side whether you are comparing off-plan developer launches for staged payments and capital growth, or ready secondary-market homes for immediate move-in or rental yield.
On off-plan purchases, buyer representation carries 0% agency commission (paid by the developer). We check the developer's delivery track record, confirm the project's RERA Escrow Account IBAN under Law No. 8 of 2007 before you transfer your booking deposit, review the Sales and Purchase Agreement (SPA) and pre-handover resale terms, and follow through on your DLD Oqood registration.
On ready properties, we benchmark the asking price against recent DLD Title Deed transfers in the same building, check RERA Mollak service charges (AED/sq.ft) and tenancy status, draft RERA Form F (MoU), and guide you through the Developer NOC and DLD Registration Trustee transfer—followed by a handover checklist and snagging review when your unit is ready.

How it works
-
1
Brief & shortlist
Tell us your budget, preferred areas, and whether you want an off-plan payment plan or a ready home. We send a focused shortlist backed by recent DLD sales and service charge figures.
-
2
Viewings, payment plan & contract review
We arrange physical or live video viewings, verify the project's DLD Escrow account (for off-plan) or tenancy and title status (for ready), and walk through every fee before you commit.
-
3
Reservation (Off-Plan) or Form F & NOC (Ready)
For off-plan, you sign the reservation form and SPA and pay into the project Escrow account for Oqood registration. For ready homes, we execute RERA Form F, clear the Developer NOC, and transfer the Title Deed at a DLD Trustee office.
-
4
Handover snagging & key collection
When the home is completed, we run through a snagging inspection so any defects are fixed by the developer under the 1-year Defect Liability Period (DLP) before you connect DEWA and collect keys.
Frequently asked questions
Yes. Under Dubai Law No. 7 of 2006, foreign nationals living in the UAE or abroad can own 100% freehold property in designated freehold areas across Dubai without needing a prior residency visa.
Under Dubai Law No. 8 of 2007, every approved off-plan project must hold a dedicated RERA Escrow Account. Buyer deposits and milestone payments go into this trust account and are released to contractors only as an independent engineer certifies construction progress, while your interim ownership is recorded on DLD's Oqood register.
Off-plan buyers pay the 4% DLD registration fee plus the Oqood/admin fee (~AED 1,040–5,000) and 0% agency commission. Ready property buyers pay the 4% DLD transfer fee, AED 580 Title Deed fee, AED 4,200 DLD Trustee fee, and 2% + VAT agency fee (plus 0.25% mortgage registration if financed).
Off-plan suits buyers who want staged interest-free payments (such as 60/40 or 80/20), lower initial cash outlay (10%–20% down), and capital growth during construction. Ready property suits buyers who want immediate rental income (typically 6%–9% gross) or a home to move into right away.
Before taking handover of a newly built unit, a snagging inspection checks AC, plumbing, electricals, tiling, and joinery. Under Dubai Law No. 6 of 2019, the developer must fix any MEP or finishing defects free of charge during the 1-year Defect Liability Period (DLP) after handover, alongside a 10-year structural warranty.
