Mortgage Advisory and Brokerage

Help preparing a mortgage application for a Dubai purchase, securing bank pre-approval, and comparing the offers UAE banks actually issue.

We help UAE residents, nationals, and non-resident international buyers arrange home financing for ready properties in Dubai. Instead of applying to one bank at a time, we review your income and existing liabilities once and compare written terms across major UAE conventional and Islamic (Murabaha and Ijara) lenders.

Under Central Bank of the UAE (CBUAE) rules, first-time expat buyers can borrow up to 80% LTV (20% down payment) on ready homes up to AED 5,000,000, UAE nationals can borrow up to 85% LTV, and non-resident buyers typically secure 50% to 65% LTV. Total monthly debt repayments—including 5% of active credit card limits—must stay within the 50% Debt Burden Ratio (DBR) limit.

Because DLD transfer fees (4%), mortgage registration fees (0.25% of the loan + AED 290), trustee fees (AED 4,200), and agency fees must be paid upfront in cash, we map out your exact cash-to-close numbers before you sign RERA Form F (MoU) or pay a 10% security deposit.

What's included

  • Formal bank mortgage pre-approval in 3–5 working days before you make an offer
  • Side-by-side comparison of fixed rates (1–5 years) and 3-month EIBOR revert margins
  • Conventional and Sharia-compliant (Ijara and Murabaha) options across UAE banks
  • Income and 50% Debt Burden Ratio (DBR) check for salaried and self-employed buyers
  • Non-resident mortgage applications for overseas buyers without a UAE Emirates ID
  • Bank property valuation, Final Offer Letter (FOL), and refinancing review

How it works

  1. 1

    Budget & DBR check

We review your income, existing loans, and credit card limits against the UAE Central Bank's 50% Debt Burden Ratio rule to confirm how much you can borrow and what cash is required at transfer.

  2. 2

    Document preparation & bank pre-approval

We package your salary slips, bank statements, or company financials and obtain a written Pre-Approval Letter (valid for 60 to 90 days) so your property budget is backed by a bank.

  3. 3

Property valuation & Final Offer Letter

Once you sign Form F (MoU) on a unit, the bank's independent valuator inspects the property and the bank issues its binding Final Offer Letter (FOL).

  4. 4

    Clearance & DLD Trustee disbursal

We coordinate with the seller's bank (if mortgaged), the developer NOC desk, and your bank's settlement officer to register the mortgage (0.25% DLD fee) and transfer the Title Deed.
